Surge in Demand for Modern Warehouses Presses Jabodetabek Developers to Accelerate Expansion

The surge in logistics consolidation needs and e-commerce expansion have pushed the demand for modern warehouses to the highest level, while strengthening the position of regions such as Laksana Business Park with integrated products such as Luxima as an efficient and competitive operational solution.

The Need for Logistics and E-commerce Consolidation Pushes the Warehousing Market to the Highest Point in the Last 5 Years

JAKARTA, Agung Intiland News – The demand for modern warehouses in the Greater Jakarta area has increased sharply throughout 2023–2024, forcing industrial estate developers to accelerate the development and launch of new products. The strengthening of the logistics, e-commerce, and FMCG distribution sectors is the main driver of growth.

The Ministry of Industry noted an 18% increase in supply chain activity in the last two years, with the need for modern standard storage space growing by more than 12% per year. This condition makes the warehouse occupancy rate in the western corridor of Greater Jakarta close to the highest point since 2019.

"The current demand for modern warehouses is no longer just a matter of building size, but an integrated concept and operational efficiency," said Deputy Director of Industrial Estate Development of the Ministry of Industry, R. Dwi Mahendra. "Business actors need a space that allows them to consolidate office and operational activities in one zone."

This trend began to encourage fierce competition between industrial estate developers. One of them is Agung Intiland, which is accelerating the development of the Laksana Business Park project in North Tangerang through its latest warehousing product line, Luxima. The project offers modern warehousing units with offices located in a single building, as well as an area infrastructure designed for intensive distribution flows.

According to Anindya Prakoso, an industry analyst from Cassa Research, the integrated warehouse model will dominate the market for the next two or three years. "Logistics companies and medium-sized distributors are now looking for efficient operational locations, not just extra buildings. Facilities like Luxima at Laksana Business Park have a competitive position because they meet those needs," he said.

Anindya also added that high demand has prompted a number of developers to accelerate development. "The market is moving fast. In the near future, industrial estates that do not adjust their concept tend to be left behind," he said.

Observers assess that the strengthening of the national logistics sector and the continued expansion of e-commerce will maintain the stability of modern warehouse demand until 2026. With this momentum, industrial estates in Greater Jakarta are expected to remain the most resilient property sector amid global economic dynamics.

Products such as Luxima di Laksana Business Park are projected to be an important part of the expansion plans of business actors who need strategic, efficient, and ready-to-use operational locations. (JP)
